it is ok. however the reception area is not good. no sufficient seating to sit. the area was not having air conditioning. some of the rooms are adjacent to the swimming pool, the floor is always wet and not comfortable to walk. however the staff are really good and cooperative. management may take some good decisions to improve the logistics and facilities of the hotel.

We booked our stay from 02-04 Mar The resort is good with very good location with easy access to all location and rooms are also nice however need to fight for better rooms We landed at 8 Am where we found a rude staff who ignored us and ask us to come back at 11 am for check-in and we went to the beach once we came back at 11 am staff changed and again they asked us to wait till 2 Pm and sent us to a smelly spilled common room for waiting When we reached for check-in they provided a room full of smell and at a backside which I declined to take the room and after arguing for more than half an hour we were provided the room again at a compromised location Apart from the front desk behavior, the resort is good for couples, family, and friends Bike and taxi hire is just outside the resort gate which is make it very convenient

When you try to book this place and look for reviews and videos on youtube, you will get a feel that this is an expansive and high end resort. However, it is anything but that. Yes it is expansive, and the rates may lead you to believe that it is a high end resort and one may get deceived easily. I stayed here for two nights in Apr 22 with wife. The room was 23 ft by 7 ft with an extra (may be 5x7 ft) space between two bathrooms. Yes, you heard it right, two bathrooms in one room (each being 5x4 ft size. It is impossible to take a shower without wetting everything inside the bathroom. Actually this room was an additional construction by enclosing the existing verandah and that is why there has a long and about one and half ft deep beam hanging above the bed. The flooring is made of cheap and worn out linoleum sheet. There is a balcony approx 1.5 ft wide and not possible to fit chair. All fittings in the bathroom and the bedroom were of the lowers possible quality as one may see in the attached pictures. The corridor (between two rows of rooms on first floor) outside the rooms is exactly 30 inches wide and it is impossible for two persons to cross each other without rubbing each other. Pl see the picture attached. The resort as such was very congested with narrow lanes between building and offers absolutely no privacy to rooms on either side of these narrow lanes. The dining area is covered with temporary bamboo roof, and becomes very hot during day. Furniture in dining area is old and worn out and doesn't appear to belong there. There are chairs like sofas with very high back giving a very heavy look and unfit for a dining area. There is a swimming pool constructed on an open space by constructing a 4 ft high wall on the boundary. It gives a very strange look and feeling since it is touching the verandah on one side and being 4 ft above ground level. Food preparation is very good and staff is very courteous and friendly. Another major plus is the location, 200m from the beach. May be this is the reason for this place to be so expansive despite lacking minimum standards of accommodation and resort area. We paid approx ₹6500 per night while their glamorous website says ₹7800 for the cheapest room. In my view it should cost under ₹2000 at any time of the year. Best to avoid if possible.

On the basis of some nostalgic memories of this place (an older Goa escapade of 2015), we had booked a Deluxe Room for 2 nights at this property via a travel site. On reaching the reception on 5th March, 2022 at 1:45 pm, the current state of this property was way beyond our worst nightmare. The receptionist informed us that the room that was allotted to us was still being cleaned, and it would take approximately the next 20-30 minutes. The initial room was ready at approximately 3:15 pm. This room #219 which had a damaged AC that could not be fixed by their on-site electrician. Next, we were offered room #212 which had just been vacated and was extremely dirty with used dishes and litter all over the place. Taking this one meant an additional wait of at least 1-2 hours going by their working speed. The 3rd room #213 that was offered was not cleaned up properly and we saw footmarks in the bathtub. So, accepting any of these 3 rooms was not hygienically feasible especially in the current COVID situation. The dining area was worse than a bus stand in terms of stench, flies and dirty dishes littered all over. An interesting icing on the cake was that most mobile networks (including mine) do not work within their property, so while I tried to reach the travel site thrice during this time span, they understandably could not hear me clearly and also were not able to reach me on my mobile. We checked out of the place at 5.30 pm despite the resort people asking us to consider their filthy rooms. We had to book an alternate property and ruin half a day of our already short vacation. THE PROPERTY HAS VEHEMENTLY DENIED ALL THE ABOVE - AND IS YET TO PROVIDE US A REFUND.

Rebook the hotel after wonderful experience in 2017 where owner use to greet all guest at lunch. However, this time it was one of the worst experience. I travel with my 2 year ola Cors 1. Room service take 1.5 hours to deliver dinner order 2. 30 min minimum to deliver beer 3. Room services operatore is so rude that it asked to place all the order like started, beer, dessert in one go to avoid delay. 4. Property have rats same size as cat 5. On the name of daily room cleanig they are brooming the floor and changing towel.
