It's a good budget hotel. No luxury just simple room to sleep, because when you are in Goa, mostly you are out. Nice clean room. Walkable distance from baga Beach and Market. If you are traveling with baby it's not that good.

Me and my wife stayed from 2nd to 8th February. It was very budget friendly yet provided nice facilities. Room was nice with a big TV with Dish TV, wifi and AC. They provided room servicing as well as two bottles of mineral water daily. Location was excellent and adjacent to Baga beach and Tito's lane as well as very near to Calangute Arpora road. Recommended to everyone who want a pocket friendly accommodation in heart of the North Goa

Unknowingly booked this place during new year when most of the places in Goa were at amplified prices. This hotel has great location and is near to all happenings in city like Titos lane (walking), Saturday night bazaar, plenty restaurants around, Tibetan market (walking), Calangute (walking) and Baga beach. Rooms were average but very clean. Linens, towels, bathrooms were clean. Hospitality was good. Only not so good thing was its morning breakfast buffet spread. It had minimum things like bread, butter, jam, premix tea- coffee (which I don't like), omelette, 1 juice and one more indian item like poori chola or idli sambhar. Overall its good.

Decent Budget hotel, if you are too keen to stay to near Calangute area. Generally i dont prefer to stay in Baga or Calangute areas, as these are the most commercial areas and hence congested, but due to a friend's insistence to stay in baga we ended up in Viva Baga. Surprisingly the place is very quiet and decent.
But no restaurant in premises.Hospitality is average. If you want to spend most of the time outside you can stay here. Clean beds, and hotwater, small balcony overlooking the street...free wi-fi, but very slow.

Being a regular traveler I normally overlook small things but I would never miss to highlight somethings which other travelers should know before entering this hotel:
"NO VISITORS & FRIENDS ALLOWED"
"WORST MANAGEMENT"
"RUDEST OWNER I HAVE EVER MET"
"MOST UNEDUCATED and ILL MANNERED STAFFS and RECEPTION"
"MORE of a LODGE standing on road side. NOT at all a hotel experience"
"They do not have a proper common washroom for guest in waiting area. You have to use the toilet of a damped room used by staffs with all the mops and brooms and dirt around."
"ONLY Good thing is its proximity to Baga road, tito's lane and market"
I would strongly recommend any visitors to find other accommodation and not get lured by their low price offerings.
